Renters’ Rights Act 2025 – What You Need to Know
The Renters’ Rights Act 2025 introduced major changes to the private rented sector in England, with the principal tenancy reforms taking effect from 1 May 2026. The changes are designed to provide tenants with greater security and clearer rights, while giving landlords defined legal grounds for recovering their properties when necessary.
Key changes include:
Section 21 ‘no-fault’ evictions have been abolished, with landlords now relying on the appropriate possession grounds.
Most existing and new private tenancies have moved to assured periodic tenancies, rather than fixed-term assured tenancies.
New rules apply to rent increases, rent in advance and rental bidding.
Tenants have stronger rights to request permission to keep a pet.
Landlords and agents cannot discriminate against prospective tenants simply because they receive benefits or have children.
Local authorities have stronger enforcement powers, while further reforms including the Private Rented Sector Database, landlord redress/Ombudsman arrangements, Decent Homes Standard and Awaab’s Law are being introduced in phases.
